The Irish government offers up to €70,000+ in grants for homeowners — but most people don't claim what they're entitled to. The system is fragmented across multiple schemes and agencies. This page fixes that.
Administered by: SEAI (Sustainable Energy Authority of Ireland)
2024/2025 Update: Grant amounts have been increased. Heat pump grants now cover a larger portion of installation costs.
Administered by: SEAI
€300 per kWp
Maximum system size: 6kWp

Vacant/derelict property refurbishment (built before 2007)
€70,000
Derelict properties (more severe condition)
€20,000
Dublin City Centre (additional top-up available)
Pro tip: This is one of the least-claimed but highest-value grants available. The documentation process is complex — an experienced contractor familiar with the process is essential.
Administered by: Revenue Commissioners
Status Update 2025: The HRI tax credit was discontinued in 2020 and replaced by the Better Energy Homes scheme for energy-related upgrades. For non-energy renovations, there is currently no equivalent tax credit scheme.
For energy-related renovations, the SEAI Better Energy Homes scheme (above) now provides the primary government support. Our team can advise on the best pathway for your specific project.
Administered by: Dublin City Council & County Councils
Note: These vary significantly by local authority and change regularly. Contact your local council directly or talk to us for the latest information.
Honest Assessment: As of early 2026, there is no specific grant programme for modular home construction in Ireland. The government has proposed including modular homes in housing policy but no dedicated funding scheme exists yet.
The modular homes landscape is evolving rapidly. The government's housing plan includes provisions for "manufactured homes" but regulations are still being developed. We stay across every update and can advise you on the current situation during your free consultation.
If you're doing [this project], here's exactly what you can claim.
Extensions do not qualify for SEAI energy grants. However, if you incorporate energy efficiency measures (insulation, heat pump), those elements may qualify. The Vacant Property Grant does not apply to extensions of existing occupied homes.
Realistic grant value: Typically €0 unless incorporating major energy upgrades.
The best potential for stacking grants. You can combine multiple SEAI Better Energy Homes measures with any applicable local authority schemes. For vacant properties, the Vacant Property Grant (up to €70,000) may apply.
Recommended sequence: 1) Apply for SEAI grants first, 2) Add local authority schemes, 3) Consider the One Stop Shop for whole-house retrofits.
Realistic grant value: €10,000 - €50,000+ depending on measures and property type.
The SEAI One Stop Shop is designed specifically for this. It covers up to 80% of costs for qualifying deep retrofits that achieve a significant BER improvement. Income-tested support is available.
Typical outcome: BER improvement from G to B2, heating bills reduced by 50-70%.
Realistic grant value: €20,000 - €50,000+ (80% of eligible costs).
Honest assessment: No SEAI grants currently apply to new builds. The schemes are designed for existing housing stock. However, Part L building regulations require high energy standards anyway.
Realistic grant value: €0 (but the home meets modern energy standards by regulation).
Currently no dedicated grants. However, if it's a secondary unit with independent living facilities, the following may apply:
Realistic grant value: €0 - €15,000 (limited options currently).
SEAI only accepts work from registered contractors. Using an unregistered builder invalidates your claim.
Some grants must be applied for before work starts. Others require specific assessments first. Getting the sequence wrong delays everything.
Incomplete applications are rejected. You need BER certificates, contractor invoices, proof of payment, property ownership, and more.
Most grants require pre-approval. Starting work before receiving confirmation disqualifies you from the grant.

Yes. You can combine SEAI Better Energy Homes measures (insulation + heat pump + solar) in a single project. However, each measure has its own grant and conditions. Some local authority schemes can also be stacked with SEAI. The One Stop Shop is a separate pathway that cannot be combined with Better Energy Homes.
Yes — for most SEAI grants, you must apply and receive approval before commencing work. Starting work before approval invalidates your claim. This is the #1 reason applications fail. We can handle the pre-application process for you.
SEAI Better Energy Homes: Typically 2-4 weeks for approval. SEAI One Stop Shop: 2-6 months for full assessment. Vacant Property Grant (Croí Cónaithe): Varies by council, typically 4-12 weeks. We can expedite the process with our experience.
Better Energy Homes is for individual measures you can do one at a time — you choose which upgrades to make. The One Stop Shop is a whole-house approach that coordinates multiple upgrades together and covers up to 80% of costs (income-tested). One Stop Shop is more comprehensive but takes longer.
Generally no — SEAI grants apply to existing housing, not new extensions. However, if your extension incorporates significant energy upgrades (heat pump, underfloor heating, high-spec insulation), those specific elements may qualify under Better Energy Homes if the main house is being upgraded simultaneously.
Yes. All Dublin councils (Dublin City, Fingal, South Dublin, Dún Laoghaire-Rathdown) administer the Croí Cónaithe Vacant Property Grant. Dublin City has an additional top-up of €20,000 for city centre properties. Contact us to check your eligibility.
Grants are generally not considered taxable income. However, if you're claiming tax relief (such as rental tax relief), grants may reduce the eligible amount. For mortgages, some lenders view grants as part of your deposit/equity. Check with your lender or accountant for your specific situation.
You can appeal SEAI decisions within 28 days. Common rejection reasons include using non-registered contractors, starting work before approval, or incomplete documentation. We can help you understand the rejection and reapply correctly. Contact us for a free assessment.
Irish homeowners are entitled to up to €70,000+ in grants — but most don't claim everything they're entitled to. The system is complex, but we know it inside out.
